Rental Application Screening Criteria
Apply With Confidence
We welcome all prospective residents and proudly comply with the Federal Fair Housing Act and all state and local housing laws. Every adult (18+) who will be living in the home must submit a separate application and pay the non-refundable $50 application fee. To ensure a smooth experience, applicants are encouraged to review the criteria below before applying.
What We Review
1. Credit History
- Minimum preferred score of 620.
- Scores 500–620 reviewed case-by-case and may require a risk-mitigation fee.
- Scores below 500 are automatically declined.
- No co-signers accepted
- Outstanding landlord or utility balances may result in denial.
- For multiple applicants, we use the average combined score.
2. Income & Employment
- Each applicant’s income must be at least 3 times the monthly rent.
- Minimum 3 months with current employer.
- Three years of verifiable employment history.
- Self-employed applicants may submit tax returns or CPA-prepared statements.
- Military applicants must provide a current LES and be able to complete a 12-month lease.
3. Rental History
- Three years of verifiable rental or ownership history.
- Evictions within 5 years = automatic denial.
- Broken leases reviewed case-by-case and may require additional deposit.
- Unverifiable information may result in denial.
4. Criminal Background Check
- Sex offenders are not eligible.
- Violent crimes, weapons, drugs, prostitution convictions may result in denial.
- Case-by-case consideration may apply depending on the nature and age of the offense.
5. Pet Screening
- Maximum of two pets unless owner approves.
- Restricted breeds include Pit Bull, Rottweiler, Doberman, Husky, German Shepherd, and similar mixes.
- No exotic pets (reptiles, rodents, ferrets)
- Aquariums must be under 10 gallons.
- Pet photos required with the application.
6. Identification
- Government-issued photo ID required for each applicant.
7. Terrorist Database Search
- All applicants are screened through federal security databases as part of the standard process.
Additional Policies
Home Access & Inspections
- Periodic walkthroughs with photos are standard.
- During the final 30 days of your lease, the home may be shown to new prospects, tenants are required to accommodate showings.
- You may opt out of showings by paying one additional month’s rent.
Lease Start Dates
- Vacant homes must begin within 14 days of approval.
- Occupied homes may have variable availability based on outgoing tenants’ plans.
Smoking & Modifications
- No smoking inside the home or garage.
- Accessibility modifications require written approval and must be restored at move-out.
Applicant Responsibilities
- Verify school boundaries before applying.
- Research crime statistics independently.
- Disclose all occupants and pets on the application.
- No business operations may be run from the home without approval.
